Mold Removal and Remediation

Clearance testing provided certified laboratory documentation and assists in preventing litigation in the future.
Mold-Out specializes in Indoor Air Quality assessment and Indoor Air Quality Testing services. We work diligently with companies and individuals to identify and address Indoor Air Quality issues at the first sign of a potential problem or complaint by an employee or occupant of a building or home.
A thorough Indoor Air Quality (IAQ) survey is a process of elimination during which possible contributing elements to an Indoor Air Quality problem are systematically isolated and confirmed or denied. Any perceived Indoor Air Quality problem could be from a singular source or multitude of sources, none of which, if taken alone, would be of significance.
There are currently no governmental standards related to Indoor Air Quality with the exception of building code ventilation standards. However, there are many guidelines for what are considered to be acceptable levels of contaminants in office and home environments.
Air samples will be taken in areas of suspected contamination and sent to an independent third party accredited laboratory to determine if microbial growth is present, types of mold present and the number of Colony Forming Units per cubic meter of air (CFU’s/Cubic Meter). Dryfast will then determine if the indoor air contains elevated levels of mold spores.
A detailed report will be written. This report will explain the findings and lab results. The report will include information on the type of mold that was found, property construction defects, potential or existing moisture problems and if elevated counts are detected a remediation plan.
Mold inspection includes visual inspection for mold presence and sampling for species. The basic goals are to find any and all locations of mold growth and to determine any and all sources of moisture.
A detailed mold inspection consists of the following procedures:
- In-depth exterior inspection of the property. This will identify possible moisture intrusion sources. (Roof, foundation, gutters & downspouts, windows, etc.)
- Interior visual inspection beginning in the lowest level and working up floor by floor. The inspector will record temperature and Relative Humidity with the use of a Hygrometer in each area.
- Use of a moisture detector to take readings on interior walls to locate moisture intrusion. Inspector will record variances.
In residential properties special attention will be paid to the attic or crawl space cavity underneath the roof system. Inspector will determine if the area is over insulated or if a bathroom vent is exhausted into this area.
